There's listing a room on the social or listing sites, but then there's sifting through all the folks that aren't serious or don't show up for tours. 

I'm guessing most investors never toured the properties and didn't hire someone local to give them a second opinion. 

We took a weekend to tour properties with our realtor.

We get a ton of vacation traffic, and the PGA Tour recently announced a new tournament to be played in Myrtle Beach starting next year. 

It was really informational and they do a bus tour of the city to show off some of their houses.

That's a little different that touring or accepting a deposit but (as others have eluded to) you can at least create a list.

But before sending them off to a tour,  I ask if they meet the "pre-qualification requirements".

I have toured 6 properties so far as I have just connected with a realtor.
