I've also had good luck asking my key vendors (like my cabinet person) for GCs that he finds to be masters of their craft . . . this has led to more quality contractors in my sphere AND they tend to work well together.

Secondly, when you have a IG tenant and when the LED is 3 years beyond loan maturity, Fitch will underwrite  5% vacancy (as opposed to the usual 10% minimum vacancy) and will not underwrite any TI & LC's.
