Each unit has access to a stairwell to the basement where each has their own washer and dryer setup.The average monthly rent for 2 bedrooms in the area is $1,032 with the same utility situation.

Extra bathroom, washer/dryer, lenient pet policy, play up what your unit has that sets it apart.Low income areas will take more time, energy, and will cause more gray hairs.  

At this point a short sale is her only option and I don't intend on getting rich on this one deal I am more interested in the experience and it was her who came to me for help.

Like I was going door to door with my pressure washer trying to get up enough work for grocery money kind of broke.

I did this for a buyer from England who was here for SXSW.  

Fixed grading to keep water out of the basement, painted exterior, changed out 3 windows, repaired some electrical and plumbing, new water heater, new heating/cooling system, added washer and dryer for tenants Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

There is also the washer and dryer in this room and I plan on separating that into its own laundry closet so you do not have to enter the new bedroom to reach the laundry room.
