They have an online trouble ticketing system for when something goes wrong so you can have issues documented to protect both parties.

These are big ticket items when it comes time to replace/update.My first reaction to the seller's cap rate is that it is pretty rich (he's dreaming).  

I have been trying for 4 days to get an account setup on Listsource, they keep creating a "ticket" for someone to call me back, last time I ask to hold and was on hold for 20 minutes. 

I have considered it for the reasons listed above...... its a near guaranteed payment and many don't want to do anything to lose their "meal ticket", so they tow the line...My only concern has been the hassle to get it set up....what's involved to get your unit section 8 approved, the paperwork etc.

If I was the cop who had to keep responding then I would start writing tickets and be pissed at the people who gave me extra paperwork to do.

These can very easily turn into big ticket repairs.  

Also, take a close look at the HVAC system, which is another big ticket item.

I wish I knew all of this before buying those tickets.

If you do get a private financing deal, make sure you develop a reserve account for any unexpected large ticket items that could occur.Keep in mind that this strategy alone did not produce enough income to support me as a fulltime income, it was after I owned several rental units with partners before I ever went full-time.
