I have considered it for the reasons listed above...... its a near guaranteed payment and many don't want to do anything to lose their "meal ticket", so they tow the line...My only concern has been the hassle to get it set up....what's involved to get your unit section 8 approved, the paperwork etc.

If you do get a private financing deal, make sure you develop a reserve account for any unexpected large ticket items that could occur.Keep in mind that this strategy alone did not produce enough income to support me as a fulltime income, it was after I owned several rental units with partners before I ever went full-time.
