I love this idea  thought about doing this but quad in metro atl is hard to get permit to build if not impposible New  construction should not have 300 buck a month in maintenance, that should help with cash flow

Generally you won't need a General Contractors License, but if you are going to be purchasing materials and pay for labor, then you start to get into a grey area of the law.Also, check your local municipalities to see what is required to pull permits.Sometime you can get the permits as a owner builder and then some states require a contractor to pull permits.

Saying land contract, you really don't want to go there as there are now deed issues, the fact that they circumvent foreclosure laws and you may be restricted as to having maintenance, repairs and getting building permits or other "official" matters accomplished since you won't be in title.

I love that Portland requires a permit and safety inspection.

I live in Texas and when I had a rental house I had to get a permit from the county to turn the electric on in someone else's name other than the property owner.

Permit fees can vary widely.

I also included how the units are metered, proper zoning/permits, and getting insurance quotes and proper handyman or construction partners.We are lucky enough to be getting most of our wedding paid for from family.

They do not pull permits for the repairs.

I add $400 for permit, and $500 for Engineer's report.
