Lots of corporate jobs here have moved to permanent WFH (at least a few days per week--even oil companies--I can speak with personal knowledge of one super major--BP, and one major E&P, Marathon--if the job CAN be done at home, they have allowed for a 2 day/week or more WFH schedule indefinitely) so lots of people are moving OUT of the city--even out of the pricier suburbs like Katy (where I live) and opting for that "small town country life" situation.

@Daniel MillsWe've almost never sold a property with boarded up windows, but I view boarded up basement windows as a permanent enhancement, not a temp situation.Windows above the basement are a totally different story and we would remove the boards to sell unless we are flipping totally as is and need the boards for security.

In my uneducated opinion, I think there's such a massive in-flow of out-of-state people that appreciation will still rise and rents will rise due to house hunters needing a temporary place to stay while they find their permanent residence for awhile; how long, I have no idea.

The Permanent retireres really don't have the means to improve there lots in life .All the major cities Jax , Orlando , Tampa , Miami have there A , B, C, and worse neighborhoods Drugs , Single Parents ,Gangs the lists go on as to the reasons why .
