When investing in an off-market deal, is it better to purchase properties vacant or is it still a good idea to purchase a property even with paying tenants inside of it?

If it’s to be your primary home until the day you sell it you don’t be affected as long as you don’t hold it long enough for it to rise too much in value. (15 years?).

-MERS has nothing to do with any quit claim deeds, it’s simply a mtg holding type service      -the seller is definitely delusional, I’ve dealt with these people before…he will cause issues at some point
