It is the best car I have ever owned, but it is a toy.

My impression is that they rarely out-perform the stock market over the long haul, and I'm not aware of them being considered a capital preserving income generator.Stock Market - That's what 100% of my investments are currently in, so that's definitely my comfort zone. 

Know your numbers, don't overpay, and plan to be in it for the long haul and you'll be fine in my opinion.

I was looking for properties that can cash flow even $100-$200/unit per month as I'm in this for the long haul.

You have to position yourself to be in it for the long haul.

I wanted a place to go south, jump on a plane when I could and not have to haul golf clubs, recreational equipment and clothes, but rent it out when I couldn't use it (if I choose to).  

I would also tell them that toy would plan to hold them accountable for back rent owed.  

Meanwhile running through the house, pulling the owners kids toys out of toyboxes, jumping on beds.

So they're going to shuffle off a lot of "little boxes made of ticky-tacky" onto these institutional buyers, who are going to hire professional property managers who are not particularly interested in rigorously controlling maintenance costs over the long haul and not at all incentivized to carry out high-quality long-term preventive maintenance schemes, or to treat tenants well.There's an awful lot of wiggle room in that pattern there for the small operators coming up in single-family to build their portfolios and screen out the best tenants.
