During this year, I've experienced inheriting a crooked property manager I let go on day 1 that tried collecting rents from tenants weeks after, an eviction (same person) and a successful lawsuit against a non performing seller that backed out the day of closing.

I'm assuming it's a big building so that would be something you should review in the by-laws in terms of what you're entitled to.I would get in touch with your personal accountant/CPA or perhaps a local real estate specialist in NYC (there's a few in the forums) regarding your scenario.

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand.

But given that the renovation was done such a long time ago, there are some wear and tear, like Window and HVAC, shower handle and stuff, so we have been updating those one thing at a time, and I'm hoping that this house can handle another 20 year so the $ we poured in for the new set of windows are worth it...Would appreciate any thoughts!
