This gave me the exposure to all aspects of a development deal on multiple larger ground up development deals.Search for companies in your local area: google search, look for ads that are selling or renting new projects and identify the developer, read news of company announcements, and most importantly, build your networks.

While $300K is relatively low, once we've accumulated a few rentals, we'll get a commercial liability policy for the LLC -- with just one unit, the cost of the commercial liability policy doesn't make sense.The big point to consider is that we plan to refi much of our cash out of this property once it's rented out, and given that this is the only asset of the LLC, the LLC will essentially have no equity at that point...so our exposure will essentially be nothing.

Regardless of whether your licensed or not, if you talk to your insurance broker about the specific exposures you're concerned about, you should be able to cover most of them with other casualty products.Perhaps more importantly, that conversation can help to highlight the exposures you can't insure, which may help you to avoid bad situations.
