I realized I could never flip after watching some of these shows (i am a buy and hold investor), I don't drive an exotic car, I don't scream at people and I'm not always pushing contractors to work overnight because I have a open house scheduled.These shows are entertainment, just like all reality shows,,they have very little to do with reality,,I think most people not in REI realize they are scripted and made to increase the drama for an audience,,,ever notice how the husband/wives teams nearly get a divorce every week from the fighting,,,

However, on the lender side, I'm not yet convinced I want to leave the entire principal hanging out there for three years, so am entertaining some form of annual, or mid-point, minimum principal pay-down requirement.

3) Can anyone point me to a listing of lenders that may entertain loaning at conventional or very near conventional rates for investment.I can go all cash with this deal but obviously this wouldn't make sense from an investors standpoint. as it would reduce my reserves for further investment propertiesAny suggestions??

Las Vegas has been trying to re-brand itself as an entertainment destination to diversify away from gaming revenues which it seems to have done quite well since my visit last weekend.

Scott is great entertainment but his numbers are just super low & never takes into account holding or  closing costs.

I think eventually business in the heart of cities will return to semi-normal conditions, and that a lot of people will still place high value on being near all that for the social/entertainment aspect, especially young adults. 

I have spent the last 2 years educating myself in multiple real estate niches as a form of entertainment/hobby.

Myrtle Beach has a very conveniently located international airport and plenty of dining and entertainment.
