@Ryan Ness- if rented for < 1 yr - lender should be able to use 75% of the monthly lease to help offset the mortgage payment ...if you are able to line op a renter for the unit you are vacating - the lender should be able to use this rent as well ........on the new property - the conventional loan product is better to use than FHA as there is no mtg ins premium upfront and the mortgage insurance will not be permanent

everything from I buyers to rank beginners to the OP if your interested in value simply contact a very active agent in your area run comps.. so you have a base line valuation.and if you want to engage with those sending your letters or robo calling at least you will understand what you have.they will usually not give you a number and wait for you to talk first and give your number.. if its low enough and you don't know your true value they hop on it.. if you want market value that usually is the end of it..
