Even if there is more than 1 adult tenant I still only require 1 credit report (plus bounced check and eviction search) if that tenant has enough income to qualify and I only put them on the lease.

Unless your ALL cash investor loans will not be there and or only for the 1% ers ..markets crash debt goes right with it :) will the cashed up investor and or company do well your darn right.. will the investor who thinks their 750 fico but only has 20 to 30% to put down they will have a tough time and will have to wait for things to bounce back..this is why a lot of folks talk about buying when you can not waiting to time a bottom.

Same as #1 except for listed homes.I bounce around county property records, Zillow, Redfin, and Realtor.com to aggregate this information.I'll try to find 5-10 properties that match this criteria of mine and then I'll take 90-95% of the median price as my ARV.
