Even if there is more than 1 adult tenant I still only require 1 credit report (plus bounced check and eviction search) if that tenant has enough income to qualify and I only put them on the lease.

For this particular investment, I am not investing in NY but in Illinois, so I thought it was important to bounce this off some folks that may have dealt with this in the past, especially knowing that the ultimate decision is mine based on my long and short-term goals.

Unless your ALL cash investor loans will not be there and or only for the 1% ers  ..markets crash  debt goes right with it  :)  will the cashed up investor and or company do well your darn right.. will the investor who thinks their 750 fico but only has 20 to 30% to put down  they will have a tough time and will have to wait for things to bounce back..this is why a lot of folks talk about buying when you can  not waiting to time a bottom.

If I cannot get 20% on three exit strategies on paper then I bounce to the next deal.

I have attended a CFRI meeting and plan on attending the general meeting on January 7th but I would like to see if we could get a group of investors together to all hangout and bounce some ideas off of each other without having to pay for it. 

It should bounce back within a few months.

Same as #1 except for listed homes.I bounce around county property records, Zillow, Redfin, and Realtor.com to aggregate this information.I'll try to find 5-10 properties that match this criteria of mine and then I'll take 90-95% of the median price as my ARV.

So far, none of the attorneys were able to give me a definite advice just yet, but bouncing me back and forth.
