It appears to be a good cash flowing deal but comps are nonexistent because it's grandfathered into a single family area and as such I couldn't get any buyers to see "the light" without a solid ARV.

Then I went to "cash flow" which is similar to Buy & Hold except instead of buying a property and putting a renter in and getting 1st month's rent, & deposit and hoping the house doesn't get torn up or have a vacancy, I put in Tenant Buyers who give me $20k to $25k down on a Lease Option.

What i mean by that is, will you develop relationships with real estate agents, will you focus on real estate investors, will you go after the fix and flip crowd, will you go after 1st time buyers, or maybe move up buyers.

That’s why I always recommend buyers don’t take the “free” title insurance offered by the bank.....their title policies searches “avoid” looking for unrecorded liens, and except them from the title policy.
