Easy answer: tell family friend you can no longer subsidize their parent's living arrangements, that rent is going to market immediately and they can either subsidize dad or he can live with them.

Because a person who can bring value, having command on (a) how to recognize a deal (b) getting a deal (c) setting up a proficient team of pro's (d) managing such deal (e) recruiting all the resources necessary (f) pivoting through the stages from acquisition, renovation, monetization (g) tenant placement.......

Were at the same stage in our real estate career. hopefully we can bounce good ideas off one another. 

Start staging your carpet and other things in the garage first so the future guests know you'll be upgrading it.

Your market should be affordable for something.It sounds like you're in the early stages, so let me give you some basic advice to start educating yourself.

Going from home, to not dorming at college, to still living at home (all in the middle of COVID), to then being a home-owner, seems like I am missing out on the social aspect of living arrangements, if that makes sense.  

And yes, I am focused on education at this stage until my DD214 arrives and hopefully I qualify for VA loan.
