They’re in the same boat as you looking at MLS listings, analyzing with me and we talk about the option to purchase now (with private lending.. cash/hard money) due to the market forecasted to appreciate by 24.6% here in Tampa or wait and buy with financing.

Some ideas I've had:-Rent space for RVs, service trucks, heavy equipment and boats to be stored outside (if approved by city).  

All you are feeling is nerves.I was in the same boat in 2011 buying my first investment property, and there were plenty of options to go to, but as soon as they accepted my offer I initially wondered what I missed (this was also cash and no inspections).  

Which is both incredible for finding affordable albeit rare sub 100k deals, but also challenging as the development is more like turning a cruse ship not a speed boat.
