Yet, it seems common practice for wholesalers to use this contingency to back out of the contract simply because they have not found a buyer within the inspection period.

Another option is to do the BRRRR method, buying a distressed property from a wholesaler, direct to owner or even MLS sometimes, fix it up and force appreciation and then refinance all your money out. 

One went for over what I expect a wholesaler would have sold.  

Some BRRRs still pop up from wholesalers here and there, but you aren't finding many right now that make much sense.

edit: to clarify, you said "find a deal then raise capital" I say yes, find a deal as a wholesaler, the first step.   

no one - not an agent, a wholesaler, a contractor, an appraiser - is going to take any responsibility whatsoever for anything. 

-of the people who are interested, most will want a price that is too high.so out of that, you might get a small number of actual leads / motivated sellers.with that said, though, are you networking with investors and wholesalers?
