I have a lead on a wedding venue and would love to include a partner(s) on the deal.

We'll be using the profits from this section to build the 1 acre wedding venue, which we'll charge $2,500 for 6 hours.

I kid you not, with the most matter of fact straight face and a raised eyebrow as if to say "well duh" he says, there cleaning up from the goat.... i say "the goat" which is honestly just my mouth moving on auto pilot because my eyes are locked in shock and horror at what I am seeing, they broke me, I am broken. he says "Yeah, the goat, it was a wedding party, we have the goat for the wedding, we killed it, gutted it, now I am cleaning it out". 

It also happens to be the best part of Downtown since the major sporting venues, convention center, live music, restaurants, and night life can all be found on the East Side.

In addition to one of the top wedding destinations and huge wine country we have a major university, major military bases, state capital and DC in my region.

The plot is around 26000 sf, beachfront, great tourist locationThe build quality is high, and it survived the tsunami of 2004 intactThe place is fully staffed with a manager who's been there for 19 years, with no intention of leavingThe place is one of the few in the area that holds groups (the whole complex is rented out to groups of 12-23)It is currently earning 100k eur per annum with only 50% occupancy (the owner is older and does minimum to market - old website, airbnb, booking.com, homeaway, tripadvisor)The average occupancy of the area is 74% so there is a lot of room for revenue growthThe rates haven't been raised for 3 years and it is due for a 5% rental increaseThe reviews are stellar on all sites, with many repeat clientsThe venue is ideal for weddings, reunions, parties, bdays, etc, and the staff handle everything, including an on site chefWhen you stay there it's like having your own resort on the beach to yourselfOwner will act as consultant for up to 1 year for freeSo, he wants to sell to my husband and I, as his manager and he really like us and know we would keep the staff and concept the same.

May have some time Wed (29th) evening, or Fri (31st) morning, but agenda is still a bit fluid. 

We had to request an extra week because we had to be out of town for a wedding on scheduled court date and the magistrate required that one of us be there.
