It had some good info as far as vendors they use, lead sources, etc.

Making Landlords more responsible with their financing and smart with thier vendor list(s) or hired PM.The tenant(s) are also in a better position knowing they are covered by CO laws in case they feel unsafe in a property.

It was our 2nd property in that market; we have a deep bench of vendors.

So anyone who has a good experience with a vendor who is being blasted shouldn't post their experience to try to help others.  

I don’t have a list of vendors that will jump my property to the head of the line for repairs 24/7. 

If the vendor needs funds right away and can't wait for a check to clear, you might want to pay a couple dollars to get a cashier's check.

Even selecting a marketing, IT or non financial services vendor on this criteria can work well in my opinion. 

Referrals are my ideal source, but sometimes people can be hesitant about sharing their best vendor with you for fear you'll steal their vendor's attention away from them. 

So tread lightly on your decisions, I do belive new builds are they way to go if you can build a solid list of subs and vendors.
