Just an update, I end up joining an online brokerage that does not require local membership of an association to join their brokerage.

The wire instructions I received were also different from the entity listed on the contract, but in my case, they explained that the funds needed to be sent directly to the contractors handling the rehab, which aligned with the project’s structure.I proceeded, and everything went smoothly, with clear communication and regular updates throughout the process.

Have you paid their standard fee (or beat them up to lessen it further) or a premium to cut the line when updates or revisions are needed?

It seems that if you can find a good deal on the purchase price, are willing to do cosmetic updates (floors, painting, maybe a kitchen) you can get that 100-200/month cash flow.
