I’ve read several articles here on BP about LLC and have some base knowledge about them but I wanted to seek more expert advice here regarding how we can get started with them, some uncommon things about LLCs or incorporating in Delaware that we should know, and other things.

In Huntington Beach and Dana point, 650+ isn’t uncommon.

As you mention, they are very, very uncommon. 

Not super uncommon to buy property where the owner knows and provides nothing. 

The more I look into it, the more I realize it's not all too uncommon.

@Steven Vitrella it is not uncommon for a city to have a new zoning overlay that does not allow for MHPs, may years after a park was built.

My Gas is usually over $4.00 so my estimate of $12.00 per day is for 3 gallons of gas. if you get 25 mpg that's 75 miles per day it's not an uncommon commute here. i understand in Las Vegas whole city is close prox. to housing but that's not the case here in California. have decided to put in Level 2 charges as it's faster charging for tenants who don't want to pay $5 for superchargers or like the convenience of charging from home.

Yes, it is not uncommon for a PMC to charge a monthly management fee and less than a month of rent for a Placement Fee. 

I have read several threads and know that it is not uncommon for HOA's to restrict renting in their communities.
