Your lender will have the exact details.If the current leases don't align with your timeline for moving in, another option is to explore a DSCR (Debt Service Coverage Ratio) loan or a traditional investment loan.

Unlike traditional bank loans, private lenders offer quicker approval, fewer requirements, and the ability to customize loan terms to fit the project.

So, a BUYER that needs owner financing...what if they just used "non-traditional financing"?

Few people have no clue what is or how it works, I was just reading today that the cannabis growers that will be trading BILLIONS of dollars in CA, cannot deposit those funds in traditional banks, therefore; many will be using Bitcoins and other digital currency. 

I see some lenders out there would just pick the "lowest" rate and the client ends up paying more than 1% of the loan amount at their closing costs.Key point is "Lowest" rate does not mean the cheapest rate  I have worked in traditional community banking for over 7 years.
