Oil base is toxic, so you would have to leave the house if your living in it and it also takes longer to dry in between coats.

Unless you can see black mold in plain sight, can smell it everywhere, and the toxicology report confirms it is toxic mold, I would take such reports with a big grain of salt.

What people should and shouldn't spend money on in our 1st world economy is an endless rabbit hole. 50% of the planet lives on much less than what we would call "comfortable" yet they sustain.

I've got a pretty heavy construction/maintenance/project management background, and now have a day job in a real estate office.  30-odd years on the planet have taught me the value of preparation, and therefore, I would like to begin to work on 1-2 pro-formas/T-12's, and P&L's per week, to familiarize myself with the language, and learn how to spot a deal.  

If the planets align as I hope I will likely be based around the Plano area (main job, easy routes to airport), but setting up some alerts with some key words is a good call @Sol N.To be honest, until recently I hadn't considered real estate as a real investment, more of a place to live, but after looking at some of the material here I'm beginning to incline towards the multi-family (2plex, 3plex, 4plex) unit-type approach to maximise initial investment, and take advantage of any tax breaks whether now or down the road.
