Most of our sites are a little bit larger - 50 unit to 300 unit apartment-style or townhome-style developments. 

I have a great property in PHX that we have listed for sale, but I would be interested in running an RAL out of my house (already furnished, 5 bed 3 bath, single story ranch style home with two master bedrooms and a pool). 

We live in the front half and airbnb the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that is separated by a door that we deadbolt.

I love your don't take crap style of how you manage your properties. 

You would be pleasantly surprised what you find and that people are willing to teach and help for little to nothing if you're willing to be humble and offer some value for their time.

I think Buildium has more features than most believe, some of the more advanced options just take a while to figure out if it is not your specialty (ie accounting in my case....had to teach myself).  

I also have significant equity in my home, which I believe gives me a HELOC option for acquiring my first property to BRRRR or flip once I feel educated enough to  do so.The BP podcast has already taught me so much, and I'm gratefully here hoping to learn, share, and apply all you amazing people have to teach. 

They teach you the ins and outs of a 1st lien HELOC, all the pit falls and have ongoing support.

Wholesaling will only marginally teach you or provide you with experience useful for real estate investment 8.

In addition, they will limit LEARNING about investing but they will teach you more than you ever wanted to know about your fellow man.
