For starters, what about your other expenses like landscaping/lawn and tree care, snow removal, vacancy loss, water, sewer, trash, gas, electric?

The house was cute from the outside with a nice roof open front porch, early 1900s, and the yard was amazing with mature walnut trees. 

One house had a tree “resting” on it–-which we had to remove with a crane.

If so, then what I would do is- 1) You mentioned 'wooded' lot, so depending on how much wood we are referring to, I would seek and get bids for selling the wood (I dont imgaine it would be much if anything at all cosidering .34 acres) additionally, you don't want to get rid of every tree; 2) When you split, you can certainly put restrictions in the new deed, i.e. any future structure being build most be between 1,000-1,500 sq.ft., must be single-family use... etc., etc. 

We also took down two massive trees that were right up against the house which based on the layout was very difficult to find a tree company who could do it.

She currently has a single wide mobile home that is past the point of repair (will be demolished), the brush (trees, vegetation) is overgrown and needs to be cleared, and she is extremely motivated to sell.I have a few questions:1) The lot is located in a mixed use area, consisting of residential, mobile homes, and a few warehouses.
