@Jason Mak I agree, it definitely is a seller's market and from what I"m seeing in the area, we've surpassed pre-recession levels.

This can be transitioned into many areas in life such as investing but I view it as something as vital to life as staying psychically  healthy, anyway to keep your brain sharp and focused can directly contribute to surpassing any goal you set your sights on.

If you invest in Orange or LA county, your ROI (profit) will surpass any midwest or southeast investment, every time. 

You can hit or slightly surpass the 1% rule with a single or small-multi if you put in work.

I may be able to snag this property for $0 down and well surpassing the 2% rule (almost 3%!).

But I know analysis paralysis is a very big thing and it can be hard to surpass, and listening to yesterday's podcast and Kevin speaking about people being scared to jumping they can read and read all they want but unless they go threw that first deal, no reading can save you from fear than actual experience.

By the standard metrics of evaluating a property I'm not making a whole lot relative to the amount of the mortgage...but considering how much cash I put out, I've surpassed 100% return and then some.
