It is currently 1100 square feet on the first floor, 1100 square feet finished basement, and 300 square feet sleeping loft.

I think the intention was for the 2nd "sleeping area" to the left side to be for guests not for a permanent occupant to use.

LLCs are for protection primarily so just creating one and putting it on your lease, isn't sufficient to truly protect your interests.
