I feel like there's a subtle difference between, Rent, Rent-to-Own & lease options.Renting of course is just that lol, renting.Rent to own is similar to renting except in the end of their term they have the option to buy.

Hey all,I was hoping to start a discussion about trade-offs involving how much of the purchase price of a property is done through the loan, versus separately handled contract between individuals.Assuming the seller is okay with receiving a portion of their payoff in installments separate from the lump sum from the loan/escrow process, what are some of the more subtle considerations?

I've been looking at properties from 60 to 200 units and the only difference I've noticed between these big boys and the duplexes of the world is that the large properties use lots of smoke and mirrors while the smaller properties either don't know, or are far less subtle in their lies and misrepresentations.Here's an example, and by no means the most egregious one I've seen.

@Kurt Granroth that’s a great summation, but before you jump to a conclusion, you may have missed a subtle detail that completely changes the deal and renders your characterization of one of your above examples as incorrect.In the first PPM example that you gave, where your conclusion was that the class A investors and class B investors would equally lose, notice that the words “Preferred Unitholder” are capitalized.
