Find out what the going rate is for rent, increase it a bit for the shorter term and if they stay over 14 days, have a per day fee that escalates if they stay longer.They can always get short term rental to stay in and put their stuff in storage.I would NOT start any work until they are out. 

Hey Noey,The way I see it would either be a bridge (depending on how low) which wouldn't necessarily satisfy the 30 year stuff or getting creative on a 30 year.You could bring on a person onto an LLC to act as a credit partner and to find a lender that would utilize their score for pricing.

Newspapers are dead and bringing them all online has only lessened the true journalistic impact which is why you see good writers writing about stuff they just reviewed, but do not know.

We have already done all the work from remodeling, furnishing to all the technical/software stuff.

I take 1/2 total upfront and balance due 60 days prior to arrival.

I deduct 30% and arrive at 315K.
