Let them think it is a private third party who, while cooperative with you, calls their own shots.This is not strange in this day and age as they are a lot of private loans.I transact often with one particular title company, have a good relationship with one senior closing officer and tell him everything.He knows me, trusts me, understands what I'm doing, and even guides me on what to do.

Being underwater doesn't matter to the borrower although strangely, I get "I'm underwater" as a reason for their default every day. 99% of all borrowers that buy a car are underwater the minute the brake lights hit the curb when they purchase.
