In both of my houses having 1 bathroom shared between 4 people has not been an issue, but I also have maid service and a large house which helps a lot.Other things you have to think about are parking issues, storage space for each person, and utilities which you will usually end up paying for now and that decreases your profit.They are also not "set it and forget it" type properties.  

Since this doesn't apply to 2-unit properties, would you say my plan to use FHA could be feasible for a duplex in the area?

We are both motivated, but seems like there are too many options to choose from, I feel like storage for boats/cars/RV’s is my end game, so I can spend my days fishing lol!

That's not always feasible to a small business, I have to agree.

From an architectural standpoint, I would recommend doing a feasibility study to make sure what you’re planning for can actually work on your specific site.
