My A class in  MS is in Madison and it   runs like a champ never had a house trashed ( can't tell you how many I have had trashed in C class) never had a condenser unit stolen ( can't count how many I have replaced over the years in C class Caged or not).

That one time something gets stolen, the door is left unlocked, they track mud on the carpet, or they give the code out, or whatever, you'll wish you never did this.What I have done is, once I had a few hours, on average, of busywork per week, I hired an assistant--simple as posting an ad under Jobs.

Just run your numbers as if you didn't know the guy.Not everybody has to squeeze every dime out of every deal, he might have stolen the house and honestly likes the people.
