Ross:Here are my thoughts:1) "As is" basically says to me they do not intend to give a discount because you suddenly realized the roof needs replacing. 

But you've got a steep hill to climb.  

My siding came from Georgia Pacific.My roofing was via GAF and Owens Corning, serviced by certain lumber yards and for big orders I could order line-time AT the production plant. 

I know in my tiny village three business owners recently received grants $100K (think they match) for outsideimprovements (windows, parking, roofing, patio)  Must be nice; that's what I want! 

Two of my rentals have some leaking from the ceiling in the rooms and don't see much actual damages on the roof itself.

His roof ‘inspection’ was done with binoculars and he missed almost a 5k repair that was fairly urgent—so you may not want to use that co. either.

Open a coffee-trailer or a roof cleaning business, or sell tools on TikTok... and then invest in real estate.I have been investing in Milwaukee for 15 years, which is probably one of the better cash flow markets and I am in the same boat as everyone else its hard to find deals worth buying. 

i.e. deductible for a roof replacement or replacing an HVAC unit or replacing a hot water heater? 

They are all under a single roof and currently rented out.
