Yes, I occasionally get a tenant that puts up large nails, 20 pictures on one wall, 100 staples in one wall, or a TV mount.

Whenever I have time, I take the receipts and staple them onto sheets of paper, highlight the related costs, and write the value and what they are for on the sheet of paper (in case the receipt starts to fade or I forget what it's for).

For example, supposedly a letter of good standing from Division of Taxation is required even for single member LLCs now, but I've found that different closing attorneys are asking for that very inconsistently.I just know that as recently as last month I submitted the Request for Letter of Good Standing the way I usually do, including bringing it to the window, and I got the letter back 2-3 weeks later with no problem.If you do choose #2 (having him fill it out and getting a copy) please let us know what his solution was, whether he hand wrote it somewhere on the form or stapled an attachment to the usual form, etc.

@Adam Clark a pamphlet and a nice business card stapled to it...Your in a huge saturated market like mine (Los Angeles) where sellers know they are sitting on vaule even in a piece of crap of an area, theres probably going to be 3 to 4 people who have already sent letters, or reached out (not always but usually) and Trust and Transparency is key with so many scams.

I recall a similar situation in downtown Los Angeles around the Staples Center Magic Johnson, and company purchased several blocks, and chain length fenced / junk yard dogged it up, as I recall a good year++ before Up-Scale development began.

I also have encountered plumbing that somehow ended up with wiring wrapped around the pipes (partly caused by the wiring not being stapled or otherwise secured, and with enough slack that the pipe can get twisted with it).The refinishing of hardwoods is also really dusty as pointed out above.
