One of our staff would calculate interest principal hand write it in the book and mail it back.. that went on for 5 to 7 years which were the terms of our notes.

@Chris Williams if these are your goals you’ll want to stay as lean as possible with staff and expenses.

I asked several times about verifying due diligence etc and it was never highlighted as something that has brought up any major issues for anyone and they say they have professional and trained staff LOL.

My AC has gone on and off for the past week.We are checking on it daily and additional fixes are required.It will probably take additional couple of days to fix it as it has been trial and error.We are keeping the tenant in a loop but she has gone crazy.She has actually been a huge complainer and her demands id that everything is fixed right away.She has mistaken us for hotel service staff because she thinks she is at Ritz Carlton and we are her bus boys. 

Last time I did this STR income and expense tracking evaluation process it was overwhelming. 

STRENGTHS-  strong affordable housing market-  cool city with a great feel-  nicely mixed neighborhoods with properties in need of repair next to nice homes-  large university, robust medical community-  decent rents overall, currently trading at 8-10% cap rates-  Micron promises growthWEAKNESSES-  Micron hype is making people spend way too much on properties-  pesky code compliance inspections here too-  student housing area is incredibly compact and difficult to get in to-  difficult to predict if a property will benefit from renovation or not-  contractors are overwhelmed, difficult to get estimatesSummary: Syracuse is experiencing a lot of change right now, in a good way.

I have posted in the past and received overwhelming feedback that I should hire a property management company.

I asked my staff if they had received any complaints regarding this situation and no one had.

I know it seems overwhelming, but just make a list and estimate high.
