I think the product is absolutely amazing for investors!

If it's a matter of a quarter point but the more expensive debt is with a bank that offers better other terms like amortization and LTV, and they have a rock star loan officer, I'd go with the slightly higher interest rate product.2.)

You may want to find a private lender, sell something, etc…The mortgage lates are going to keep you from any bank/mortgage products

It took about a year and a half to stabilize the property but the property is stabilized and cash flowing.

It is still a bad look when your organization appears to have approximately 11 staff members on the payroll performing various marketing and content production services yet as a company you are recycling 5 year old videos in your emails.

I need something else, but is there another product out there that has the property profile capability?

They may have economy of scale but the consistency of delivered product is not always there. 

TBH this seems like a valuable product and the google reviews and FB page is telling of this however the price point is quite steep at almost 10k this product has to work!!!!
