We also have healthy IRA's and will both qualify for social security in the future.After being a landlord for nearly 25 years,  I'm thinking about selling it all and moving the money into immediate income annuites or some other fix income vehicle so we can travel and live a less stressful lifestyle.There doesn't seem to be an easy way to avoid capital gains and I realize many of these fixed income investments don't hedge against inflation.

Just because some writes a book, goes on a podcast and is popular on social media; doesn't mean they actually know what is going on.

Newmark sells them in other states (not TN & SC) and I've seen companies like Heritage Affordable Communities purchase them and have press releases on it. 

@Nilusha Jayasinghe I always collect a potential residents social security number, DOB and license.

Regardless of what else you do, make sure she gets a bad social media review.

I've seen allot of social media about trusts and holding companies and I don't want to get too complicated but want to protect myself and family from legal issues that could arise......Thanks again for your advice!

@Christopher DavisRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Look for contractors on social media sites like Facebook and Instagram in your area.
