I went on to mention if the seller mis-managed the security deposits, he needed to make it right via his checkbook.I also typed in bold/underline that if this was not resolved within the hour, I would go ahead with closing, and would hire a process server to serve him a small claims appearance notice, and given the facts, I'd win.Then, to add some strength to my email (at least I thought so), I pointed out the seller and agent have the same email domain.

The tenants can deposit the rent directly into your bank account assuming you have a local bank or mail you the check/money order and you can serve everything you need to serve by mail or with a process server

I know this is an older thread, but since it’s been revitalized....I will expand on what @Ned Carey states above.Texas was the first state to place ominous restrictions on land contracts, and servere penalties for violations.

Search them by email and phone number on Facebook/Instagram (some people have dual accounts attached to each).If they have a position that would require a work email you can run their name and company website through a tool such as hunter.io or voilanorbert.com and for a very small fee you can ping their servers to see if they have company email address.Simplest screening step was already mentioned... rent to income ratio.
