But still, within a few weeks you should have someone applying who is qualified from my experience - which is in Florida, not New York… but all things being equal demand works similarly.If marketed correctly now, it tends to point to price sensitivity (too expensive) relative to other similar offerings,  or some other detractor as to location or convenience.   

If there is evidence of intentional destruction of the property, you can call local police authorities, but in my experience, they do not get involved in any situation that "smell" of civil action; they will simply tell you that it is a civil matter. 

Whats the best course of action?

I want to resolve this situation as efficiently and fairly as possible.Questions:Partition Action: Given that my aunt and I are joint tenants with a 50/50 split and there’s no formal contract, is filing a partition suit the best next step?

Once a default has occurred - be it missed monthly payment, note maturity, etc, the note holder or their representative send a letter to the debtor notifying them of the default and providing the statutory timeline for corrective action.

Random actions have random results. 

Just keep learning (podcasts, books, meetups, etc.) and be sure to take action when the opportunity arises

I would try to network with other MTR landlords in the area to determine best course of action
