Year round tourist demand in Tahoe creates lots of opportunity for the guest rooms. 

As Scott said, you may get away with having a local representative (property manager, friend, relative, etc.)

You only have to put 20% down… so if you are talking smaller cheap homes you can get away with $25-30k down, depending on where you are looking at.  7% interest is crappy no matter how much you put down.

I am more concerned about roof damage since that is usually the biggest ticket item. 

1) Blight Tickets: chould be charge to the tenant with a processing fee. - Owner still has to pay and tenant unlikely to pay, but needs to be done. 2) Eviction: why hasn't PMC started this already?

Buying another multifamily would complement the 6 SFH and round out your portfolio. 

They can spot big ticket items that are not easily seen beyond cosmetic repairs.   

Mike said it right, the crime rate is high for the year round number of residents.
