Networking Tips: How can I leverage industry events, meetups, and online communities to build relationships with potential investors?

Sadly this industry is ripe for a company to come out with a product that does what we need it to do, be versatile enough with it's software that it can expand and have the customer service that is accessible.

Real estate there is generally not tied to a single plant or industry.

If paid by the lender (this is common for conventional financing, especially with retail lenders), the origination and/or underwriting fee is “baked” into the interest rate, therefore giving you a higher rate in exchange for lower out of pocket costs. 

I agree: Pitch deck to a specific deal is the ultimate goal, but in the mean time, I need something to just show lenders, potential investors and others in the industry so it sounds like we know what we're talking about.

Rental fraud is prevalent in our industry so be careful.  

DFW AirBnB is getting expensive to operate and find good deals due to all the HOA regulations that are being implemented..If the property won't cash flow in LTR, then your option is limited to listing it, but I don't exactly know without looking at the numbers, as you can figure out some month to month strategy to lease the unit for a while.One thing that I always tell my clients is that when you are doing AirBnB or any STR/MTR, you are entering into the hospitality industry.

I am barely looking at them because with my underwriting (that some would consider conservative), even properties below retail bleed cash.  

New restaurants, retail stores, gift shops, etc. began popping up all over downtown Waco.

I was on a Senate Steering committee way back in 85 on how to deal with all the platted antiquated lots in CA. there are millions lots created before the modern rules and these lots exist today but many are not buildable and are traded back and forth from tax sale buyers to retail buyers who dont realize their 5k lot in CA is non buildable.So there was a big conference in FT.
