One house needs new roof,2 deck surfaces will need to be removed and resurfaced,Repair drywall damage, Scrape ceilings in four bedroomsReplace 4 windowsPlace new weather stripping on four doors, Install 4 new fan lights (I provide those, he will do electrical).So the second house is 10 minute drive and by the time we got there he gave me a bid of $39,500 for the first job.

GCs also tend to rip out perfectly good, say, cabinets and countertops where a 'hack' like me will resurface them for pennies on the dollar weeks faster.Like @Mike M mentions, the savings are in plumbing and electrical.

You might be ok just re-surfacing it to make a little refresh. and if the cabinets and kitchen is in good shape, you might just get them painted, do a new laminate countertops and it will look like new and save you some $$$.
