They do often thankless, repetitive, and sometimes dangerous tasks in exchange for their "40 years and out" plans. 

I guess if you have a broker originate the TD's with your IRA money it's not much of a hassle except for repetitive custodial charges, but if you originate your own TD's it get's dicey because of your involvement with the IRA.  

Another benefit is to take the mental legwork out of repetitive tasks.

For me, the key to success is repetition.

Sorry but no.....It takes a while to develop the inner sense that allows you to drive by and put an immediate price on a rehab...it just takes time and repetitions......

I'm evaluating as many properties as I can right now, if nothing else just to get the repetition down.  

You will find them to be pleasant and happy to help if you are respectful and don't make a nuisance of yourself with over abundant and repetitive questions.  

If the home is NOT cleaned thoroughly/properly, you will have repetitive problems through reviews, and that means less money. - Make sure the PM's contracts are solid, and you fully understand their scope of responsibilities.

If they are done well, they can limit a lot of repetition and help you get to interesting info more quickly.
