Concrete is obviously the most durable, but is not always allowed in some cities where my rental properties are. i personally though like a distressed hardwood, that i can refinish multiple times or the concrete.

Bathroom and Floor tiles (Plus Materials) are all on site.This week we will begin to primer and Paint, begin to install the Kitchen, Bath, and Floor Tiles, and start to install the new wood floors.We originally were going to refinish all of the wood floors, however after starting to work on the floors we realized that some of the floors don't have enough wood on the broads in order for us to sand down and refinish.

When we did the clean up of the house after her departure, we discovered she had kept a cat in the house in direct violation of our No Pets Policy and had extensively pock marked the newly refinished wood floors with her stiletto heel shoes.

That $10-15k could go a lot further elsewhere, like on cosmetic finishes (especially in the kitchen or bathroom and refinished floors) and/or a new roof for the main building.

Assuming your rehabbing the kitchen and bath, adding a bath, finishing the basement, painting, refinishing floors, etc My rehab cost would be closer to $60k-$65k.
