Bank of America’s business credit cards seem better, but I’d need to hit their Preferred Rewards status to reduce fees, which might be challenging.Amex: I like Amex’s reputation and services, but their outgoing wire fees are higher, which is a downside given how many wires I send.My ideal solution would be a business account with minimal wire transfer fees (especially outgoing wires) and a solid business credit card option, preferably with no foreign transaction fees.What would you recommend for someone like me who does a lot of outgoing wires and occasional foreign transactions?

Personally I’d stick with SFR or at 4 units or less for preferred financing and to reduce risk of the exchange failing.

Even with the reduced rates, my cash flow is poor for my equity position (i would still be cash flow negative at today’s rates).  

This could involve offering a higher interest rate in exchange for reduced upfront costs or deferring payments until a certain milestone.If building right away isn’t feasible, consider buying the lot now with the goal of paying it off over time, and save up to build when rates and budgets align.

I turned to the Diontalk Binder strategy which educates the tenants on the current price of market rents, section 8, etc, and what I could potentially earn if they were to move out ( In this case being 1500 for a 3b 1ba). they then realize this and know paying a $400 increase (36.6% Increase) would be the best option vs moving out, living in cheaper housing, or going to market rent in the area.

I again state the problem is with the underwriting.  8.5% vacancy, pm 15%, 25% turn over (using my reduced numbers) or 37.5% using your actual, my minimum maint/cap ex would be 50%, prop tax, insurance, missed payment (seeing my vacancy only included the one month turn over), P&I?
