Hello everyone,I’m a 18 year old electrical apprentice and I’m looking to do a full dive into real estate investing.I am in the union and earning base wage, parking, vacation pay, pension and full benefits are covered.I am saving about 400/w in a high interest savings account right now which is 60% of my pay, I am going to get guaranteed $5/h raises every year for the next 5 years.

I have renovated 13 of the 16 units to date and have raised rents closer to market rent.

Since I was born and raised in Phoenix, I figured I'd start there.

You probably can't change the rate by much, you can raise it some if you include utilities.

slightly different question than what you asked maybe, but how were you able to raise ~$1-3M (?)

I do agree 50K EMD for a 340K home is way too high and raises some concern.

Should I just raise it a little per year to get it closer?
