For a little background, I have some experience overall...a couple of rentals, LP on a 24 unit currently, a bit of wholesaling, and a decent network of all typically pertinent players in the deal space, and I push my knowledge forward each day. 

I would prioritize the drainage issue above all else, If the garage is still usable for the time being I would leave it be for now and try and do it in between renters, that way you can actually potentially profit from it. 

Large title companies will "accidentally" release to someone who is a legitimate player when they know the broke wholesaler is not.

I took 30k to the sale and got schooled big time.. the big players are there with their lap tops the sale goes at lightning speed those guys snag most everything I end up spending my 30k..

All carriers do not allow for "blocking" the market when it comes to a quote but the majority of players in the commercial lines market do3.

I am okay playing the long game and waiting for the benefits of market appreciation but in the time being would like an average CF return (not prioritizing CF). 

I would also prioritize trying to replace your regular 9-5 job and then gradually increasing your income with more experience.

But once your done with the agent for the time being and the lender then its just PM handyman and tenants.. small group.Those of us that are on the Transactional side Our sphere can be huge and never lonely can be overwhelming with all the different players and such we have to deal with day in day out..
