Most alternative investments work just like pretty much all RE niches work when deployed effectively.   

Read every book you can on different niches of investing, at least one per month.

Preferably stay for one year and find another house.

Condos are their own niche so make sure your agent is experienced with buying/selling condos in your market3.

The customers prefer ATM, as you don't have to go to branch at business hours and wait in line, you can simply do it at 24-hour ATM.

Now I have done this for syndicators and I think that is a niche thats out their as their EM are 100 to 500k  and you can charge accordingly .. but in the regular resi space were deposit RARELY go above 5k how does this all work.. and how are you going to talk wholesalers who you dont know into using you..

Its too narrow of a niche for us to chase and we tend to be all cash anyway.

Personally, I prefer to target tenants with full vouchers, as they won’t have to pay anything out of pocket.
