Since this will be your primary residence, you will want the attorney to ensure all necessary precautions preventing potential former owners from trying to take back their land are taken care of.

With this in mind, you want to take every precaution you can to guard against being optimistic when underwriting. 

I think people need to take the proper and prudent precautions but I also share your experience in that lawsuits are rare.

By taking these basic precautions, you can provide yourself with some peace of mind when renting out your properties.
