Blood gets thick and the worst part is 10 years later there are new voices in their ears, telling them all kind of crap and filling it with all kinds of ideas. 

The idea of restricting what you do with your own cash, just because it was a refi, is probably unconstitutional.I know a lot of people investing in Texas from both inside and outside Texas. 

The ADU is a good idea for property maximization, but unless it has a separate driveway, it will push your rent in the main house down some because then you aren't renting a single-family house on a lot by itself.

We both know the numbers you used (mostly that 1000% return number) aren't practical, but humoring them paints an interesting picture about the financial advantage of leverage.

I love the idea of house hacking, which would absolutely be my first choice.

Several years back, this was the expansion from Queen Creek, which was the expansion from Gilbert, Which was the expansion from Chandler and Mesa....you get the idea. 

Or any ideas of where I might be able to sell this unit would be super helpful.

Interesting idea, but I suspect that would create more problems than it is worth.Most of the leverage you have with a NNN lease is that you are working with a company, presumably one that makes money.
